What is LEED-ND and what does it mean for residents to belong to a sustainable community?

LEED-ND is an international certification that recognizes the highest commitment to Leadership in Energy and Environmental Design for Neighbourhood Development.

Designed as a complete, sustainable neighbourhood, University District has been certified with the highest distinction: LEED-ND Platinum. Learn more here.

A LEED-ND certification evaluates a community’s Master Plan on an array of measurements including:

  • Smart Location and Linkage: access to a bike network, proximity of housing and jobs, inclusion or protection of wetlands
  • Neighbourhood Pattern & Design: connected, walkable streets; access to transit; incorporation of mixed use developments
  • Green Infrastructure and Buildings: energy/water efficiency, stormwater management and erosion control measures

And how do residents benefit?

Apart from being a part of one of the most innovative communities in North America, all buildings within University District will be constructed to BUILT GREEN Gold standards, saving residents energy and water costs. Just a couple of the many perks of living in an internationally recognized sustainable community.


Homes

What options are there for homes, and how can I learn more?

University District is a multi-family development with homes to suit an array of living needs. The current options include apartments, townhomes and condominiums suitable for a variety of family sizes. Visit the Discovery Centre to learn more about our housing options, view our show suites and get to know the builders bringing U/D to life.

How many homes will be built in the development?

The development will have approximately 7000 units when complete.

Do you have a show home parade?

Rather than a show home parade, we’ve brought our builders and their show suites under one roof. The University District Discovery Centre is located just north of the Alberta Children’s Hospital, at 4410 University Ave NW; the street formerly known as West Campus Way.

The Discovery Centre hours of operation are:

Tuesday to Friday: 1:00 pm to 7:00 pm
Saturday and Sunday: 12:00 pm to 5:00 pm
Monday: Closed

What types of show suites can I view at the Discovery Centre?

Sales staff are currently showing the following suites:

  • Brookfield Residential: Townhomes at The IVY
  • Truman: Townhomes and Condominiums at Noble
  • Truman: Independent Seniors Living Condominiums at Maple
  • AVI Urban: Condominiums at August

Rental accommodation and our long term Seniors care—our two living options not for sale—do not currently have show suites located at the Discovery Centre. You will, however, be able to view plans and access alternate viewing options closer to opening.


Community

Is University District a new community?

Yes, it is a new urban community development that blends the unique history of existing neighbouring communities as well as the institutions currently located within the development. It is a new mixed-use urban community development.

How long will it take to be fully developed?

The development has a long-term vision, with implementation taking place over the next 20 years. Completion is anticipated in 2034.

How did the streets get named?

The street names honour the 13 University of Calgary Chancellors who have served as the bridge between the City of Calgary and the University since it was founded in 1966.

Can I purchase land?

The land is not for purchase. At University District, land is under a leasehold model in partnership with the University of Calgary. Learn more about a leasehold model for home ownership here.

What happens after the 99-year lease is up?

After the 99 years there are two possibilities:

  1. The lease may get renewed
  2. The lease will expire and not get renewed. Owners will be paid out at fair market value of their unit
How many parks, playgrounds and dog parks are planned?

Green space abounds! There are 40 acres of green space and parks in University District for enjoyment and entertainment. Find out more here.
