Exciting changes are coming to University District! As we continue to shape a vibrant and sustainable community, surface work has begun on the south neighbourhood, a new phase of development that will offer even more opportunities to live in this unique community. Here’s what you can expect: 

What The South Neighbourhood Will Look Like

The south neighbourhood in University District will offer a residential setting with a mix of townhomes, condos and low-to-mid rise apartments.

Josh Delannoy, Senior Development Manager at University of Calgary Properties Group says, “We’re exploring opportunities to incorporate some retail and office spaces to the area along with more naturalized green spaces to complement the urban-style parks of University District.”

Construction Development in 2025

Significant construction projects are set to roll out later this year, paving the way for the south neighbourhood’s future growth. Key activities include:

  • Resurfacing University Boulevard and improving connectivity from 16th Avenue to the Alberta Children’s Hospital
  • Concrete and asphalt preparation for new roads throughout the south neighbourhood
  • Surface improvements, ensuring well-planned road networks
  • Utility infrastructure work to support future residential and commercial spaces

Construction of new buildings are anticipated to begin in 2026.

The south neighbourhood will border University District’s green spine trails, offering a retreat from the hustle of urban life.

Residential Offerings and Community Features in the South Neighbourhood

Once complete, homebuyers and renters will have a variety of residential options to choose from in this area. The south neighbourhood will offer condos with contemporary living spaces, apartment-style suites and townhomes. All residential offerings will have the same focus on quality craftsmanship, design standards and top-tier builder partnerships that currently exist in University District. 

Adds Delannoy, “The parks and green spaces in the south neighbourhood will have a naturalized feel, offering a peaceful retreat for residents.” 

The community will also have immediate access to the South Pond, which will undergo enhancements during this project contributing to sustainable water management and scenic views.

Nestled between the Alberta Children’s Hospital and the serene South Pond, the south neighbourhood will offer a thoughtfully designed space that blends our community.

Connecting to the North Lands

Connectivity remains at the core of our vision, ensuring the south neighbourhood seamlessly integrates with the North Lands of University District through a network of thoughtfully designed roads and scenic trails. This includes:

  • Multi-modal transportation: Bike trails, pedestrian-friendly pathways and vehicle routes will ensure accessibility
  • Expanded trail networks: Residents will enjoy easy access to biking and walking trails leading directly to the North Lands of University District
  • Roadway connections: McLaurin Street and Warren Street will link the south neighbourhood and Retail Main Street on University Avenue, making it easy for residents to reach local shops, restaurants and community amenities

Looking Towards the Future

Over the next five years, the south neighbourhood will undergo an exciting transformation. The area will see the gradual development of new residential and commercial projects. University Boulevard will expand, improving accessibility to major roads and enhancing connectivity. Additionally, the completion of SW Commons Park and ongoing enhancements to the existing storm ponds will contribute to the district’s natural beauty. As the next chapter in University District’s evolution, the south neighbourhood will continue its commitment to sustainability, livability and thoughtful design.
