What is the University District Neighbourhood Association (UDNA) and its purpose?

We are proud to call University District a national award-winning community! We pride ourselves in maintaining a level of quality in University District that makes it a desirable place to live, work, and play. UDNA has been created to provide a framework to communicate, educate, advocate, manage and support a standard for community amenities and features, neighbourhood development, and initiatives as a registered not-for-profit corporation.

UDNA plays an integral role in University District by protecting the value of the community amenities and ensuring an enhanced standard of maintenance. UDNA’s primary role is to assume responsibility for the maintenance, operation and associated costs of the community amenities and features.

Who is a member of UDNA?

UDNA members include University District Trust, which is managed by University of Calgary Properties Group Ltd., all University District condo and townhome owners represented by each condominium corporation, and commercial tenants. Developers who own a purpose-built rental building in University District are also members of the UDNA, however individual unit renters are not.

Together, UDNA will strengthen community spirit and support the maintenance needs and quality of life in University District.

How will UDNA be managed?

To maintain a high-level of quality and maintenance in the community, University District Trust (UDT) will manage and operate UDNA as the sole voting member until University District is substantially built out at which point, UDNA will be transitioned over to the community members to operate. Advanced notice will be provided prior to the official hand-off.

While under UDT’s management, one of the key benefits will be that UDT will ensure operational, and maintenance costs are managed effectively in preparation for the UDNA to operate independently.  This commitment will help further establish University District as a landmark destination enhancing the overall value of properties and driving the visionary goals of the community.

When is UDNA launching and when will I be charged?

UDNA is set to launch on July 1, 2025, with fees starting on that date. Annual fees will be due each year on July 1.

What is the fee structure and how is it calculated?

As per the lease and subleasehold/leasehold title, the fee rate is calculated on the buildable square foot area of the building. The rate is subject to annual adjustments to reflect the change in the Consumer Price Index (CPI). Please reach out to your respective Condominium Corporation for the current rate. All members are required to pay as it is an obligation attached to their title.

What do UDNA fees cover?

UDNA fees cover the maintenance and enhancements of University District including:

  • Snow removal
  • Park maintenance and landscaping
  • Enhanced streetscapes
  • Irrigation
  • Amenities

Individual Developers and Condominium Corporations will maintain the amenities they construct on their private property for the benefit of their condominium owners (including snow removal on their property).

 

How are fees collected?

UDNA will bill each Condominium Corporation, applicable commercial tenants, and developers annually. It is up to the Condominium Corporation’s discretion to determine how fees are collected from individual unit owners.

Who should members contact for more information?

All correspondence and questions related to UDNA should be directed through your Condominium Corporation or commercial property manager for purpose-built rentals.
