Hey, Gramercy: That New York State of Mind Comes to NW Calgary

Elegance and Energy Define New U/D Condo Project by Gracorp Properties

It is said that New York is not a place, it’s a feeling.

The team at Gracorp Properties agrees and is bringing the best of that New York vibe to its new collection of condominium homes — The Gramercy — in University District.

Inspired by an energy that you can feel but is hard to describe, the team made Manhattan its muse while crafting this new University District project, directly across from Central Park.

Mark your calendars! The University District Discovery Centre welcomes The Gramercy sales and show suite as of March 7! The Discovery Centre is open Tuesdays through Fridays 1-7 pm  and weekends 12- 5 pm.

Before we get into The Gramercy nitty-gritty, let’s learn a little more about its creator Gracorp Properties, the team that is also behind Aria located right down the street!

Gracorp Properties: Long YYC History, Bright U/D Future!

So, let’s meet Gracorp! This real estate development firm has long, strong, deep and healthy roots as a subsidiary of one of Canada’s largest and most respected construction companies called Graham Construction which was founded in 1926! From railroads and hospitals to dams, schools and towers, Gracorp’s parent company has people, projects and offices from Calgary to Vancouver to Seattle, Washington.

Within Graham Construction, the team from Gracorp Properties that is bringing The Gramercy’s  and Aria’s vision to life began as a small group of real estate professionals with a mission and the means to master it: create lasting partnerships to develop exceptional projects. Today, it is a chosen U/D developer partner for its experience and the quality of its development and project management.

“On the heels of announcing U/D’s first purpose build rental project Rhapsody, The Gramercy, U/D’s first concrete for sale condo, is our newest project at University District in NW Calgary,” says Novy Cheema, Director of Real Estate for Gracorp. “We are thrilled to be part of University District and are excited to share the news here, telling the story of the passion and focus we put into every project. This commitment is definitely going to show at The Gramercy at our March 7 public launch, throughout construction (starting about a year from now) and sales phases … all the way to our expected occupancy in November 2022!”

From its high-rise projects and large-scale commercial expertise, Gracorp draws on years of experience with concrete construction.

“We are proud to announce that The Gramercy will be the first residential project in University District made of concrete,” says Novy. “This translates into excellent soundproofing, commercial-grade stability and durability. These are important factors for a project in the centre of the community activity.”

“We chose to build at U/D because it is a highly sought-after community, attractive to people moving from larger homes who would love to stay in the NW,” he adds. “We really like the area for its planned amenities and those already in the works. And I must underscore how much we value our relationship with West Campus Development Trust, built on that very word: trust!”

The Gramercy Inspo!

When the team of architects, designers, builders and branders sat together to conceive The Gramercy, they decided to tap into the nostalgia that classic New York black-and-white architectural photography evokes paired with the grounding quality of concrete construction and the soulful connection to peaceful parks and bustling places of businesses so close by. Together, these elements set the stage for an exciting and relatable project right from the start!

Creating  the concept for this new NW Calgary community construction called for something that would integrate lively urban excitement with a neighbourhood feel, outstanding design and appreciation for greenery.  There are a lot of variables to consider, but honing in on the timeless elegance of historic and stylish New York made perfect sense.

First Impressions

The allure of Gramercy starts with its location. This new construction — starting February 2021 — is directly across from Central Park.  Its unique footprint — where the action is and its ease of walkability a la much-loved Manhattan neighborhoods — make it a desirable location.  So close by is Rhapsody where Save-On-Foods, Analog Coffee, Market Wines, Pet Planet and Press’d Sandwich Shop and more are opening.

Today’s homebuyers care about location and amenities. But architectural style, quality and contemporary building features matter, too!

So let’s take a look at the overall curb appeal of The Gramercy. Picture brick-front character and charm with uplifting, touches that evoke classic NYC. Further, there is artful landscape design — unlike any other project in U/D — that blends seamlessly with its neighbouring buildings.  A collection of tall trees will anchor the landscape and can be enjoyed as they follow the seasons, Spring through Winter!

If we were to paint a picture of the future of U/D, it would look a lot like this! Take a look here and a leap into the future of U/D where The Gramercy will be constructed!

From the outside in, the Gramercy reflects the kind of landmark new development that potential buyers will be curious to learn about and consider purchasing because of this unique style.

The Gramercy is styled after nostalgic New York. What comes to mind when you think about the Big Apple and its signature style?

Laying a Solid Foundation

Just as New York is all about the people, their pets, and the lifestyle, The Gramercy places value on the day to day vibe that residents can enjoy. From its rooftop lounge and gym to its indoor lounge space to the community garden, life is easy at The Gramercy.

It’s sustainable: There is an electric vehicle charging station and the entire building is Built Green® Gold in the LEED Certified community of U/D.

And it’s secure…with a keyless entry system and video surveillance for peace of mind.

Furthermore, what sets The Gramercy apart — besides its central location and steps to Central Park — lies at its very foundation. The Gramercy is the first residential mixed-use concrete construction at U/D.

“As the first all-concrete construction in U/D, Gramercy’s 1 & 2-bedroom condos marry contemporary, urban with traditional refinement,” says Maureen Henderson of West Campus Development Trust, the entity responsible for crafting the entire University District development. “The quality and stability of all-concrete construction differentiate The Gramercy and lays the foundation for a condo project to covet.”

On the ground floor, restaurants and shops will help further bring the building to life.
